How many sellers want a LOW price or a SLOW sale or a big HASSLE?

No, what most sellers say they want is to: 1) net the highest possible price, 2) get their property sold in the shortest possible time, and 3) have it happen with ease and convenience.

And, oh, by the way, some would add #4: “and with little or no commission paid.” Now, think about it—how easy is it to COMBINE those four points? The fact is, it’s not. Like the old song says, “You can’t always get what you want”—the good news is: I know what you need:

1. Properly price your property. It’s critical that we properly price your property—and I have full access to all the closed sales data that will best help us do so.
2. Prepare professional listing materials. It’s critical that we have good listing sheets and material aimed at the right audience.
3. Engage a good Virtual Tour artist. An average Virtual Tour can fail to sparkle, and a below-average one could actually hurt your value. Not all property should have a full tour—my expert will help us determine what is best in your case.
4. Help you stage the property well. Putting a property on market ‘as is’ often means a lower price or a longer market time—or both.
5. Provide heavy online marketing. Realtor.com, Tribune.com, and Craig’s List don’t just offer one level—I know how to work their enhanced level.
6. Offer high showing availability. It’s important that there be day, evening, and weekend showing availability.
7. Be a GOOD showing agent. I don’t just open the door and let the buyer in—I know how to position your property and show it well.
8. Manage the listing over time. I will set up a Market Watch for you that provides total insight to new listings, price cuts, and properties sold so you will know when and why you might cut price and/or add incentives.
9. Know how to ‘broker’ the deal. Especially in a Buyer’s market, you need someone well skilled in negotiating a good deal on your behalf.
10. Excel at contract-to-close. I can’t promise a 100% close rate, but I can promise full attention and proactive care of any deal we do get—boosting the chance of a successful close and shortening the length of time till you have your closing check in hand.

In the hottest of markets, some sellers thought they could get away with a discount commission (perhaps 4 or 4½%) and still sell their property quickly.
